Big problem if you don’t know what you are doing. But it is pretty straightforward. Just like doing any building work in the UK, there are building regulations that need to be dealt with too. The same with HMO as there are certain standards and rules and regulations that you must make sure you follow.

Some people complain about these, but they are simply to make sure that their property is safe for tenants as there are a lot more people living in these buildings. It’s pretty straightforward to be able to get what the standards are after your local council, what the room sizes are and what the regulations are.

It is best practice to engage with the HMO officer of that area very early on to let them know what you are doing, so they can also advise what you may need to pay attention to or have a part of your specification.

I strongly recommend that you work with this construction company, who actually knows what they are doing to produce a fully licensable HMO. 

You don’t want to get to the end of the job and the blame game starts saying that you signed off on a particular specification so if it’s not up to standard it’s your problem. It must be an obvious agreement that the work being done will be up to licensing standards. 

All of this being said, and as I always say, it is not if there are going to be problems, it is when there are going to be problems and you’re going to need to learn how to deal with them. Do not use it as an excuse not to do it in the first place, but just know how to handle them. And you do that by selling your POT.
